More homes are hitting the New Orleans housing market, but that doesn’t mean prices are dropping. Despite a surge in listings this quarter, prices are still rising and buyers are becoming pickier than ever. The market isn’t cooling off; it’s splitting in two, and whether you’re buying or selling, knowing where your home stands could make all the difference. Here’s what you need to know:

June data shows a surprising trend: even as more homes hit the market across Southeast Louisiana, prices continue to climb. Jefferson Parish listings are up 8.5%, and St. Tammany saw a 19.1% jump. Yet buyers aren’t showing up in droves. Showings per listing are down, homes are sitting longer, and demand is clearly softer. Still, sellers are holding firm on price and getting it.

More supply typically leads to lower prices, but that’s not what’s happening here. Buyers are being selective. They’re not chasing every listing, but when the right home shows up, well-located, well-presented, and priced bright, it moves. Everything else stalls.
