When we reviewed the numbers across southeast Louisiana, including the Northshore and surrounding parishes, one trend stood out. Even in a market many describe as slower, about 40% of homes still went under contract within 30 days in 2025. In 2024, that number was roughly 43%. That is not what most people expect in a so-called buyer market.

The difference comes down to value. Homes that show well and are priced correctly tend to sell quickly, without giving anything away. Homes priced too high for their condition often sit on the market longer, creating more stress and additional costs for sellers.

Buyers see this too. While they may take their time, the right homes still attract immediate attention. When a listing offers strong value, competition follows.

The lesson from 2025 is straightforward. Sellers who price to win shorten their timeline and reduce hassle. Buyers who recognize value and act decisively are the ones who secure the best homes.
